You've got a showing for your tiny house, congrats! Showings are the most important part of the selling process as they usually are what closes the deal.

In this quick guide we have prepared some best practices for ensuring your tiny house goes from being for sale to SOLD! If you follow this guide, your chances of selling your tiny house will increase dramatically.

Nice and Tidy

If you live in your tiny house while it's for sale, be sure to put away personal belongings. Clean fixtures, put away dishes, make the bed, etc. Living in your tiny house with furniture and personal belongings can be an advantage for selling your tiny house. This is because your prospective buyer can actually get an idea what the home would look like if they owned and lived in it. For the exterior be sure to pick up items in the surrounding landscape to give your house that instant "curb appeal." First impressions always matter.

Comfortable to tour

If the weather is hot outside, be sure to turn on the air conditioner (if this is possible) and of course, if it's cold outside, ensure the heat is on if possible. Give clear access to stairs and ladders to the loft. If the fold out table need to be stowed away, be sure to do so.

Highlight features

Don't assume that your buyer understands the features your tiny house has going for it. It's possible they do not know as much about the tiny house lifestyle as you and depend on your understanding of your home to help them make a buying decision. If your home's trailer has upgraded axles to carry more weight, definitely share that with them. If you have an abundant amount of storage, show it to them and explain the importance of extra storage in a tiny house. If the loft can fit a king-sized bed, let them know.

If you are showing your tiny house to a prospective buyer over a live video chat or zoom call, these same rules apply.

When selling your tiny house, you want to give yourself all of the advantages you can by making a good impression and letting your buyer know your house has been well taken care of and ready for its next owner!
